PROJECT LOCATION
N-Lot Parking is located along Seawall Drive on the north side of University Avenue. This parking lot serves Skates on the Bay restaurant patrons, N Dock slip holders, and other recreational users.
WHAT'S HAPPENING
The N-Lot Parking Lot is a key public parking amenity for the Berkeley Waterfront for the general public, Stakes on the Bay restaurant patrons, and N Dock slip holders. Over the decades the existing asphalt surfacing has deteriorated into an uneven surface posing safety risks. As part of Skates on the Bay long-term lease agreement, the restaurant is contributing the design and reconstruction of this parking lot.
The project will renovate the existing N-Lot Parking Lot by installing the following improvements:
- Durable new asphalt surfacing and subgrade treatment in the existing parking lot
- Removal of deteriorating raised planters
- Resurfacing of approximately 500 ft of Seawall Drive
- Restriping of crosswalks
- ADA accessible parking stalls and accessible paths
- New stormwater bioretention basin
City staff will plant native vegetation in the bioretention basin and new trees in the parking lot.
Construction is anticipated to start in August 2026 and take approximately 2 months to complete.
CONSTRUCTION IMPACTS
Portions of the N-Lot will be closed intermittently throughout the construction period. Please refer to posted signs for alternative parking locations and allowable hours. In addition, Seawall Drive north of University Ave will be subject to an overnight closure on Wednesday, September 23rd and again on the evening of Thursday, September 24th from approximately 6 pm to 7 am each night. The road will be closed to all vehicles so that it can be repaved and restriped. Vehicular access to parking lots O and N, and the Berkeley Yacht Club will not be possible during these two night-time closures. Alternate overnight parking for slip holders will be available at the M Dock Lot, and the Upper Seawall Drive Lot. Pedestrian and bicycle detours will also be provided. Please plan accordingly.
